Here are three pros and cons of adding lots more windows to your new home, or choosing a floor plan with many more windows than average:

Pros of Adding More Windows to your New Home:

  1. More Natural Light/Brighter Rooms
  2. Plenty of fresh air
  3. More visually appealing home exterior

Cons of Adding Extra Windows:

  1. Heating and cooling energy loss
  2. Less wall space for furniture/art placement
  3. Potentially leads to a limited budget for more specialized windows with unique patterns/angles
  4. More opportunities for furnishings to fade
  5. More window treatments required 
  6. More expensive!

Tips when Designing Your Home with Your Custom Builder:

  • Many (but not all) custom home builders will allow you to change window sizes.  Even widening or lengthening an existing window may give you the light you're looking for.
  • "Specialty" windows are much more costly than standard windows.  Arches, half rounds, and huge picture windows have a lot of appeal - but you'll want to make sure this is something you can raise the budget for.
  • Consider adding additional windows first to the rooms you'll be spending the most time in, like the Great Room.   Two or three windows is probably more than sufficient for each bedroom, where you'll spend most of your time in the evenings.
  • Look at rooms that don't have any windows.   Redesigning the kitchen to add a single window over the sink may make a huge difference in the natural light in the room.
  • Consider a sliding glass patio door in place of a single window and French door.   You'll add much more light.
  • Ask your NC custom home builder what they think of the existing window sizes and placement - with years of experience, a good builder will be able to suggest some good solutions!

How Much More Home Can a Lower Rate Buy?

The exact same home simply costs less when interest rates are lower. 

Here are sample principle and interest payments for the same $250,000 loan, at four different interest rates. 

Interest Rate Trends | More House for Less Money

  • The same $250,000 home will cost $175,289 more at a 7.75% interest rate than at a 4.75% interest rate, over a 30 year period.
  • The same $250,000 home will cost $479 more per month, or $5748 more per year, at a 7.75% interest rate than at a 4.75% interest rate.

Does a lower interest rate mean I can buy a different home than I could a few years ago?

Yes!  Here's an example.

Interest Rate Trends

At 4.75%, a $1300 monthly principle and interest payment can apply towards a home with a 20% higher price tag than a $1300 payment with a 6.75% interest rate.

The same $1800 monthly payment can apply towards a $250,000 or a $345,000 home, depending on the interest rate.

Interest rates are still incredibly low right now, but they are creeping back upwards from the historical lows.

Wake County Highest Percentage Population Growth

The 2010 North Carolina Census results, released by the U.S. Census Bureau in March 2011, show a 43.5% increase in Wake County's population, a higher percentage increase than any other North Carolina county. Wake County's population has reached 900,993.

This population growth in Wake County strongly correlates to the projected 90% increase in Raleigh - Cary New Home Building Permits for 2011.

Durham, NC continues to be a popular place to live in the Raleigh area.

The 2010 U.S. Census results showed a 22.1% increase in Durham's population, now reaching 228,330. This population growth strongly correlates to the projected 70% increase in 2011 Durham New Home Building Permits.

The North Carolina census, released by the U.S. Census Bureau March 2011, detailed these results:

  • Raleigh is the populous incorporated place in North Carolina, increasing by 46.3%

  • Wake County is the most populus county in North Carolina, increasing by 43.5% to 900,993

  • 14 other North Carolina counties increased in population by at least 25% including: Franklin, Johnston, Harnett, Chatham, Hoke, Union, Cabarrus, Mecklenburg, Iredell, Pitt, Camden, Currituck, Pender, and Brunswick.

International hockey fans in the Raleigh area have the unique opportunity of watching two award-winning professional teams, the Carolina Hurricanes and the Trailblazers.

The Hurricanes are a National Hockey League (NHL) team, known for their Stanley Cup victory in the 2005-2006 season.

The Trailblazers are a North Carolina Womens Hockey Association team, known for their USA Hockey Women's B team Southeast Regional title in 2003 and their C team Southeast Regional second place title in 2009.

The Carolina Hurricanes play in the Southeast Division of the Eastern NHL Conference.

The Raleigh RBC Center is home to the Hurricanes.

The current Hurricanes season lasts from October 2010 through April 2011. Tickets can be purchased for individual games, or as a season or half-season package.

The Hurricanes' Regular Seasons usually have roughly 40-45 home games and 40-45 away games for a total of between 80 and 90 games. The 2010-2011 Regular Season has 42 home games and 41 away games.

Trailblazers Womens Hockey


The North Carolina Trailblazers Womens Hockey Association allows women to participate in either the "Senior C Level" team or one of the recreational teams. The association was founded in 1995 for recreational ice hockey participation. Since then, the Trailblazers have grown in size and in success. 


Competitive Trailblazer teams compete in the Southeast Regional Division of the Mid-Atlantic Women's Hockey League. Non-competitive teams compete locally against other recreational teams and leagues. The Trailblazers encourage new women (ages 14 and up) to join practices, which run from September through March.
