Making the Laundry Room Enjoyable for Everyone

The laundry room can be a forgotten area of the home - but here are some universal design ideas that will make your new home's laundry room enjoyable and easy to use, no matter who wants to help with the wash.

Laundry Spaces - Easy to Use Laundry Rooms

A universal design home is safe, easy to access, and comfortable.  Whether you're planning to be in your new Raleigh home for a few years or for the rest of your life, implementing universal design at the beginning of the process will save money and give you a more versatile home, for everyone to enjoy.

Where is the Laundry Room?

The location of the laundry room should be carefully considered.  In a two story home, it can be very convenient to have the laundry room upstairs, close to the bedrooms for easy access.

But in a main floor master suite home, it may be best to keep the laundry room on the first floor, and eliminate the need to climb the stairs multiple times on laundry day.

A universal design laundry room should ideally be large enough so that anyone can use it, with or without a mobility device. 

Plan to include wide doorways (ideally 36"), and a 5 foot diameter open space in front of the washer and dryer if at all possible.   In the plan to the right, it's easy to substitute a 4" wider doorway for the 2-8 door drawn.

Not enough room for a large laundry?  A hallway closet laundry can still work well, if the hallway is wide enough, and the closet doors should open in a way that still allows access and room to move.

Front loading washers and dryers are becoming much more popular.  Front loaders can easily be loaded and unloaded while seated.

But a standard front loading washer and dryer may still require excessive bending. 

Consider having your builder add a 12"-15" platform under the machines, or purchase models that have matching pedastals to raise them above the floor.  This Whirlpool set in red has optional matching pedastals.

Room to Fold in the Laundry Room

Many of today's laundry rooms are large enough to include a small countertop area.  Instead of installing a standard height countertop, choose a 28 to 30 inch height countertop, with knee space below.  You'll be able to pull up a chair to fold and sort, instead of standing.

Laundry Room Lighting

Laundry rooms don't often include windows, so think carefully about the amount of light you'll need

Consider motion detector lighting, for when you enter and leave with your arms full.   In a room with workstations, think about adding under cabinet lighting or other supplemental lighting.  Flexible track lighting can be another great accent, particularly in a multiple use room.

Laundry Room Flooring

Choose a flooring that's easy to clean, and water resistant.  Cork flooring can be considerably more expensive than most standard types of flooring, but a laundry room is a comparitively small space and may be a great room to consider for cork.  Cork is comfortable to stand on when ironing, and naturally water resistant.

These Guidelines Might Help!

On February 15, 2010 The Federal Housing Administration adopted new appraisal guidelines that include "geographic competency" requirements.  Effective June 30, 2010 Fannie Mae adopted similar requirements, a move that we think is important.

The HVCC ruling came from NY Attorney General Cuomo and it is intended to protect appraisers from coercion from lenders.  Since May of 2009, large banks have been using the HVCC  (Home Valuation Code of Conduct) as a way to create "revenue" centers.  Because the ruling prohibits lenders to SPEAK to an appraiser (or email, txt whatever) Big Banks set up "companies" that collect (for instance) $450 for an appraisal, and then pay the appraiser $275.  Appraisal Management Companies (AMC)are at times, because of their size, working against the system.

Many appraisers refused to do this... and subsequently the Large Banks "hired out" people from 100's of  miles away (or more) to do appraisals.  My theory is "you get what you pay for..."

In the June 30th memo, Fannie Mae and Freddie Mac agreed that the new rules for appraisals adopted last year need some additional "guidance."

  • The HVCC does NOT bar Realtors, or other authorized third parties, from requesting that appraisers correct factual errors in their reports, or provide additional information or explanations about the basis for their valuations.
  • Fannie Mae put lenders on notice that they can only use appraisers who are knowledgeable about the area in which they are being asked to value property, and who have the ability to access records on recent sales in those markets.
  • Fannie Mae also clarified previous guidance to lenders on the selection and use of comparable sales, saying appraisers must consider a property's condition when choosing to use foreclosure sales or short sales as comps.

The current Financial Reform Bills being debated in Congress create a Consumer Finance over site unit that will blend current National Predatory lending requirements and HVCC - so the CURRENT appraisal system will be out the window on November 1, 2010... but it's unlikely that whatever replaces it will be much better.

Is there enough room for everyone?  Plan for 5 feet of open floor space between the different portions of the kitchen, so there will be enough space for more than one cook or for a mobility device.   Islands can get tight sometimes, check those dimensions carefully!

Think about food prep, cooking, clean up, and specialty work centers.  Varied countertop heights can make a big difference - consider including a "table height" food preparation section with at least 36 inches of open knee space for easy use with a chair.

What is universal design - Ergonomic Design

An ergonomic design can reduce stress to the eyes, back, and joints. 

A section of kitchen countertop that's lower can allow for the cook to cut and mix while seated instead of standing.  Pull out shelves in cabinets can reduce the need for bending and crouching.  Even the color pallette can be carefully planned to reduce stress on the eyes.  Ergonomic design increases comfort and convenience.

We've been using the wheel and the lever since they were invented.  Universal design brings more levers into the home - lever faucets are easier to use, as are lever door knobs.  A wheel-friendly environment lets the twin's stroller roll easily just as much as any mobility device.

Top 10 Cabinetry Dos and Donts

The kitchen is the heart of the home.  But an organized, functional kitchen takes extra planning.  We've put together a list of the top ten things you'll want to keep in mind for your new home or kitchen remodel.  Here's how to get started. 

1.  Drawers

Don't forget the drawers.  Consider adding a few extra drawers to your base cabinets.  Drawers are great for utensils, measuring cups, towels and hot pads, and even tupperware.  Balance the location of drawers throughout the kitchen.

Do think about spices as part of your cooking routine.  Even if you don't cook much, there are probably a few essential spices you use.  If you love to cook, you may have an entire shelf full or more.  There are some great ways to organize all those little bottles, like a pull-out pantry, spice drawer, or spice drawer insert.

3.  Recyling and Trash

Don't leave the trash visible.  Think about where you'll want recycling and trash centers. 

A 15" or 18" wide base cabinet can hold both a trash and a recycling bin, making sorting easy.  You'll probably want this pull out next to the sink for ease of use.  If your area requires sorting of recycles ahead of time, you may even want two pull-outs, for a total of four bins.

4.  Wine and Dine

Do store the wine - and add some visual appeal.  If you enjoy a wine with dinner, consider adding a wine rack either in the upper cabinetry or perhaps integrated into the island.  A built-in wine rack can be a great place to store room temperature wine, and can even be combined with a built in wine cooler in a Butler's Pantry.

5.  Pull Out Shelves

Don't bend and reach when you can pull.  Pull out shelves can be helpful in base cabinets for hard to reach items.  But they do cut down on storage space just a bit, so keep that in mind when selecting.  Pull out shelves can be included in all base cabinets, or in selected cabinets, depending on your needs.

Do keep things visible.  Glass Doors on upper cabinets can lighten and brighten the kitchen - and make it easier to see where everything is stored.  Glass doors are often recommended for easy living universal design kitchens.  But glass cabinet doors can be costly, depending on the style of glass and the number of doors.   

7.  Lower Cabinets

Don't get too high.  Standard upper cabinets are 18" above the kitchen countertop surface.  But cabinets can be as low as 15" above countertops.  Ask your builder about lowering the upper cabinets if reaching for common items is challenging.

8.  Glasses and Dishware

Do keep your routine in mind.  For many people, glasses are located near the refrigerator, and dishes near the cooktop.  Think about what you'll use each area of the kitchen for, and design the cabinet layout accordingly.

Don't stuff those bags under the sink, or worse, in the garbage.  A plastic bag door storage unit keeps those plastic bags tucked away and ready for reuse.  The plastic tray is perfect for hiding away sponges and cleaning pads without damaging the cabinet.

Do keep the pots and pans organized - and easy to reach.  A base pot and pan organizer is perfect for easy placement of all those cooking utensils.  The entire unit pulls out.  Large pans sit in the base, and upper shelves are perfect for lids, frying pans, and smaller sauce pans.  The unit is easy to use. 

Planning ahead with your kitchen design will make your new kitchen that much more functional and enjoyable.  Ask your builder what types of features are included, and what you might want to think about adding based on your cooking and entertaining style.

Deadline to Close For Homebuyer Tax Credit - Was Proposed to Be Extended to Sept 30th 2010

It's not final yet!  A unemployment benefits bill has been amended to add the provision, but it still needs to pass and be reconciled by the House.  We'll let you know as soon as we hear more.

Also - this will only affect homebuyers ALREADY UNDER CONTRACT.  The contract to purchase must still have been dated by April 30th, 2010.

Deadline to Close For Homebuyer Tax Credit - Extended to Sept 30th 2010

Update - June 18 2010 -- "A cloture vote failed last night 56-40 (Sen. Ben Nelson and Sen. Lieberman voted against it, and Sen. Byrd was absent). Democrats are meeting today to come up with a new strategy, but at this point they are unsure if the debate will even continue next week. However, Sen. Baucus was quoted as saying, ““The bottom line is that we’re going to keep trying because that’s what the American people want us to do.” <!--EndFragment-->

The Senate had amended a bill to give homebuyers who were under contract on a home purchase by April 30 an additional three months to close the deal and claim the federal homebuyer tax credit!

They were thinking about extending the deadline for closing from June 30 to Sept. 30 to allow lenders more time to clear a backlog of 180,000 homebuyers nationwide.   The amendment to HR 3213 the "American Jobs and Closing Tax Loopholes Act of 2010" -- which extends unemployment insurance benefits -- was approved in a 60-37 vote

The House passed an earlier version of the bill in December, and the Senate approved its own version in March. The Senate is currently working on resolving differences between the two bills.

Reportedly - as many as one-third of qualified applicants have been told by lenders that their loans will not close before June 30 because of the sheer volume of loan applications in the pipeline.

Comment -- I haven't had any problem getting my buyer clients to closing (just had one yesterday) and getting the loan to go through - perhaps because I refer them to lenders that are very very reliable (and who also have great rates & fees.)

The amendment does not extend the deadline for homebuyers to qualify for the tax credit,  but simply extends the deadline for closing transactions already in contract.

There has been some speculation that some homebuyers will attempt to submit fraudulent claims for the tax credit by backdating documents showing they were under contract by April 30, and that extending the deadline for closing would expose the government to more fraudulent claims.

If there's no formal dining room, what else might you see in your new home?

- First floor office
