Consumer Confidence & California Home Prices Rise, January 2010

Consumer confidence - in jobs, the economy, and their financial position - has risen dramatically in the past month, as overall conditions continue to improve. 

Confidence in real estate continues to grow too.  We believe it - the available inventory of ready-to-move-into new homes is the lowest we've seen it in years.

Consumer Confidence & California Home Prices Rise, January 2010-Paradise CA Real Estate

It appears consumer confidence is on the rise after declining for most of 2009 according to RCB's Survey. Confidence is up 19 points since last month as measured by RBC indices. With CAR's reported increase in home prices, in California, consumers in the market to buy a home may be in a bit of a footrace. Of course as the saying goes real-estate-is-local. That having been said, American consumer confidence rose sharply this month, to the pre-financial crisis levels of, September 2008. 

Here are some highlights of the January survey:

OVERALL EXPECTATION:

  • Consumer Expectations Index stands at 67.6, up 27.2 points from last month.

JOBS:

  • Americans’ confidence in the job market improved dramatically this month, up 16.5% to 67.9 – the largest single-month gain ever observed in the 8 year Index.
  • Consumers’ sense of job security- according to the Index, 30% feel more confident about their job picture.
  • Personal job loss experience improved in January, to 62% of consumers reporting job loss in their immediate circle, compared to the high of 71% last month. 

ECONOMY:

  • Currently, 38% of consumers believe their local economy will be stronger six months from now, up 3% from last month.
  • 15% still believe in a weaking economy, down 4% from just a month ago.
  • Current Conditions Index reached a 15-month high to 51.6, an increase of 14.6%
  • Consumers rating their personal financial situation as strong increased to 25%.
  • Americans’ rating their personal financial situation as weak held steady at 32%.

INVESTMENTS: Confidence in Investments rose 11.2 points to 58.1

  • Consumers who feel confident about investing for the future held steady at 33%.
  • Consumer comfort levels for investing in the stock market also edged up to 37%.
  • Americans are also feeling more confident about investing in real estate.
  • 44% of consumers believe the next month will be a good time to buy real estate.

Looking for a new home in Chapel Hill?  Thinking the choices have gotten a little thinner?  You're right....

New Home inventory in Chapel Hill/Carrboro was down 32% in November 2009 versus November 2008.  Chapel Hill has long been one of the most coveted places to live in the Triangle area.

Chapel Hill new home inventory prices will also be affected by the recent increases in impact fees.  The impact fees for a home built in Chapel Hill or Carrboro school districts just increased to $7616.  And it will go up further, to $9,520, for any home beginning construction after Jan 1, 2011.   This is the highest impact fee by far for any location in the Triangle.

There were fewer new home listings in Chapel Hill/Carrboro in nearly every price point.

  • Under $300K Chapel Hill new home inventory showed only 4 homes available.
  • $300-399K Chapel Hill new home inventory reduced from 13 homes to only 4 homes.
  • $400-499K Chapel Hill new home inventory increased from 5 homes to 11 homes.
  • $500-599K Chapel Hill new home inventory decreased from 11 homes to 6 homes. 
  • Townhomes and condos are the most common kind of new construction in Chapel Hill. 

There are fewer "affordable" homes in Chapel Hill than in any other area.  Homebuyers who work in Chapel Hill often consider Chatham County, Hillsborough, or Durham for their new home.

On December 1 2009, there were only 123 new homes listed in Chapel Hill/Carrboro.

Of those 123 new homes, 73, or 62%, were condos or townhomes.  This area has the highest percentage of townhomes and condos for available new homes.  Raleigh inside the beltline has the second highest at 54%, and Durham County has the third highest percentage, at 44%. 

Builders are building fewer "speculative" homes, and more home buyers are opting for completely custom packages, in every price point (which means the homes are not listed, but completed to the buyers exact specifications).

1. How do you say Fuquay-Varina?

It's " 'fjuːkweɪ vəˈriːnə", or, in case you're in the majority of people who don't know what that says (like me), FYU-kway Va-REE-nah.

2. Where'd that name come from?

Fuquay-Varina was originally two towns. Fuquay was settled in the mid-1800s by William Fuquay around a mineral water spring. It was officially incorporated in 1909 as Fuquay Springs. Varina was founded in 1880 by a Civil War veteran and named after his wife, Varina. The two towns continued to grow side-by-side, mainly due to the tobacco trade, until their proximity virtually merged them together. They became one town, Fuquay-Varina, in 1963.

3. What was Fuquay-Varina most famous for?

The Fuquay area was most known for its mineral springs.  The most famous mineral spring was discovered by William Fuquay.  He believed it had healing powers, and built walls around it.  The water was eventually bottled and sold to local hotels, while many summer tourists came to stay at local hotels, see the spring and try the water.  The mineral spring was most famous in the early 1900s.

4. Why should I live in a small town?

Small towns, specifically suburbs of larger cities, give you the best of both worlds. You're just minutes away from major shopping centers, nightlife, and businesses that are the highlights of living in a city. In a city, however, you don't get the space, quiet, and sense of community that only comes with living in a small town.  

5. What makes Fuquay-Varina special?

Fuquay-Varina is part of the award-winning Wake County school system. It is minutes away from the Research Triangle Park, the premier technology center of the East Coast.
