How Do I Figure Out What These Cary, NC Property Tax Numbers Mean?

It's not as confusing as it looks.  The tax rates are based on the assessed value of the home, not the asking price. 

• Divide the assessed value by 100.
• Multiply the result by the combined rate on the right side of the table.
• The result will be your yearly property tax bill, as of 2011.

Cary Easter Egg Hunt, Easter Bunny, and Magic Show

This year, the town of Cary will host its 20th Annual Easter Egg Hunt. Eat a "Breakfast with the Bunny" before the hunt, and enjoy family entertainment throughout the day, including a magic show with Magic Shaun.

"Breakfast with the Bunny" Event Details: 

Cost: $4 (ages 10 and up), $3 (ages 3 to 9); kids 2 and under are free (must still have a ticket)

Time: Saturday, April 16 from 8:30 to 9:30am

• Tickets must be purchased before the event, at the Herbert C. Young Community Center

20th Annual Easter Egg Hunt Event Details:

Cost: Free

Location: Bond Park, 801 High House Road Cary, NC

Time: Saturday, April 16. There is a morning hunt starting at 10am and an afternoon hunt starting at 1:30pm.

What you Need to Know: 

• You do not need to register for this event
• The Easter Egg Hunt is for kids age 10 and under
• Family entertainment will be located at the Kiwanis Shelter, including cotton candy, hotdogs, Cary Police and Fire, and inflatable bounce rooms

Whether you're considering relocating from one side of the Triangle to the other, or coming to Raleigh from another state, you've probably wondered what the yearly property taxes might be for your new home.

When were property values last adjusted (assessed)?

Wake County reassessed property values on January 1, 2008.  Many homes saw an increase of value, particularly since it had been 8 years since the last reassessment. 

How Much are 2010 Property Taxes in Cary?

Here are the 2010 rates, by town in Wake County.  To get the total property tax rate for a town, simply add the county tax to the town tax.  For example, Cary has a town rate of .33, and the Wake County rate is .534.  Add the two together - the total tax rate for Cary, NC is .8640

Are 2010 Cary Property Tax Rates Lower or Higher than 2009 Rates?

Cary property tax rates did not increase in 2010.  Current property tax rates will be in effect from July 1 2010 to June 30 2011.  Annual tax notices are mailed in July.

Where Should I Live to Get the Lowest Property Tax Rate?

The fire district tax rate is .08, and the special district tax rates vary from .036 to .14.

So at a minimum, you'll pay .614 per hundred when living outside city limits in Wake County. 

Check the Address of Your Cary NC New Home

If there's a particular home that you're considering, you can go directly to the Wake County Tax Records site, type in the address, and see the assessed value of the property.   Wake County is not noted for 100% accuracy in assessing the values of property, so what you see may be either higher or lower than the asking value of the property.   If there is a discrepancy, don't be afraid to ask your real estate agent to pull comps for you!

Cary/Apex/Morrisville New Home Listings Down 34%

Number of New Homes Available Continues to Decrease

Looking for a new home in the Raleigh area?  Thinking the choices have gotten a little thinner?  You're right....

New Home inventory in the Cary/Apex/Morrisville market area was down 34% in November 2009 versus November 2008.  Cary has been a top destination for over a decade, and Apex and Morrisville have both been highly sought after, particularly in the last five years.

In September 2009, new home inventory was down 29% to September 2008 - inventory has slipped another 5% in the past two months. 

New Home Listings by Price Point in Cary/Apex/Morrisville

Cary/Apex/Morrisville saw reduced inventory in every price bucket across the board.  

• New homes in the Cary area under $300K remain hardest to find, in these top choices for relocation.  There were a total of only 28 new homes in these price points previously - December 1st 2009 saw only 23 new homes under $300K. 
• New homes in the Cary/Apex area in the $600-799K price point saw the most significant percentage reduction.  Luxury home buyers are starting to move through existing inventory.  Number of new homes available reduced from 53 to 22 homes, a 58% inventory reduction.
• Cary/Apex/Morrisville new homes in the $300-399K price point saw the second biggest unit reduction - from 85 homes to 55 homes available across the three jurisdictions, a 35% reduction in available inventory. 

Overall New Home Listings Available in Cary/Apex/Morrisville

New home inventory in Cary/Apex/Morrisville dropped from 533 new homes at this time last year to 351 new homes on December 1, 2009, a 34% new home inventory reduction.

New Home Showings in Cary/Apex/Morrisville

Is anyone looking at new homes in Cary, Apex, and Morrisville?  Yes, quite a few of them!  Here's a breakdown by price point:

Overall, showings were UP 38% versus September 2009.  This is a huge increase, particularly for a time of year that is traditionally much slower.  Is it possible that many of these lookers are move up buyers who sold their first home to a "first time homebuyer" this fall?

New homes in the $500-599K price point saw the most showings per home, on average.

New homes in the $400-$499K price range saw the most showings overall.  This is a big increase from September - showings in this price point almost doubled! 

New homes in the $300-399K price range also saw significant traffic.
