The Johnston County Triangle MLS Report for August 2011 has been released, and shows a significant increase in closings in 2011 versus 2010.

How Much Will I Pay in Property Taxes in My New Clayton Home?

For folks commuting to downtown Raleigh or RTP, popular attractions near Clayton include the Carolina Premium Outlets at Smithfield, the Selma Antique District, and the Hinnant Family Vineyards & Winery located in Pine Level. Clayton is about 17 miles away from the center of downtown Raleigh.

When looking at properties, don't take the city address for granted - you could be in a different county, with different tax rates, depending on where exactly the property is located.  Ask your agent to verify the actual address and county before you sign a contract.

There were 39 single family homes were listed in the Clayton NC/Johnston County area under $150K, making Johnston County NC one of the most affordable areas in the Triangle

The under $150K price range had the most significant reduction of Johnston County NC new home choices - from 115 homes in 2008 to only 39 homes on December 1st 2009, a new home inventory reduction of 66%. 

Clayton NC area new homes in the $200-299K range saw a 47% reduction in inventory levels, from 247 to 130 new homes.

And new home listings in the $300-399K range saw a 59% reduction, from 94 homes to just 39 homes.

Riverwood ElementaryThe piece mentioned Riverwood Elementary and Middle and also East Clayton Elementary. I would like to add River Dell Elementary where our two boys go and we have been very pleased with their teachers.

 

 

 

 

 

The 27527 zip code is east of Clayton just over the Wake County line, and has great access to highways that can have you in North Hills in 25 minutes or Raleigh-Durham International Airport in 35 minutes. Downtown Raleigh and Research Triangle Park are also close by.

The area has homes in all price ranges and subdivisions offering all the amenities, like pool and fitness clubs to small subdivisions with large wooded lots.

The NeuseThis was and still has a large farming community and most of the subdivisions are still bordered by fields of tobacco, soy beans and sweet potatoes. There are a number of homes where people have land for their horses. The growth in Clayton while slower recently has provided for easy access to multiply shopping choices, and the Smithfield Outlet Mall is 20 minutes away.  

 

 

 

 

 

There are two Golf courses, The Neuse and Riverwood, the subdivision Glen Laurel wraps around The Neuse and is one of the premier neighborhoods in Clayton. Another great Subdivision is Southwick Farm which features rolling hills and large wooded lots. North Fort is a smaller subdivision which features all brick custom homes and Riverwood which has both schools in the subdivision along with a pool and fitness center.

Flowers Plantation is a beautiful planned community which features miles of walking trails, magnificent fitness center, and a planned shopping center, there are townhomes all the way up to estate homes in Flowers. Glen Laurel

There are smaller subdivisions like Wyndfall many feature large wooded lots and for the horse lover,the magnificent Portofino which has an equestrian center and riding trails on acres and acres of land along the Neuse River. Whether you're considering relocating from one side of the Triangle to the other, or coming to the Raleigh area from Florida, New Jersey, New York, or elsewhere, you've probably wondered what the yearly property taxes might be for your new home.

Where and What is Johnston County?

Johnston County is a becoming known as a place that has great home values, but is still close to Raleigh.  Johnston County borders Wake County on the southeastern side. 

For folks commuting to downtown Raleigh or RTP, popular destinations include Clayton, Archer's Lodge, and the southern outskirts of Wendell, as well as Smithfield slightly farther out (which is also home to the Raleigh area's largest outlet mall - Carolina Premium Outlets at Smithfield). Clayton is about 17 miles away from the center of downtown Raleigh.

Land values within Raleigh have risen, and in general, less land is available for homes.  In Johnston County, homebuyers can generally find more home or land for their money than within Wake County. 

How Much are Property Taxes in Clayton or Johnston County, NC?

Here are the 2008 rates, by town.  To get the total property tax rate for a town, simply add the county property tax rate to the town property tax rate.  For example, Clayton has a town rate of .54, and the Johnston County property tax rate is .78.  Add the two together - the total tax rate for Clayton, NC is 1.32.

How Do I Convert Clayton NC Property Tax Rates to the Amount I'll Write a Check For?

It's not as confusing as it looks.  The tax rates are based on the assessed value of the home, not the asking price. 

  • Divide the assessed value by 100.
  • Multiply the result by the combined rate on the right side of the table.
  • The result will be your yearly property tax bill, as of 2007.

What If The Johnston County Home I'm Considering Isn't Inside City Limits?

Your tax bill can be lower if your home or property is not actually within a municipality, or town.  If this is the case, you'll pay just the County rate, plus a fire district or other rate. 

The fire district tax rates range from .02 to .19.

How Do I Know If I'm In Johnston County?

When looking at properties, don't take the city address for granted - you could be in a different county, with different tax rates, depending on where exactly the property is located.  Ask your agent to verify the actual address and county before you sign a contract.

Property taxes are based on assessed value, not the price the home is sold for.  The assessed value you see may be either higher or lower than the asking value of the property - it really depends on how long ago the assessment was made, and what improvements have come to the area since the assessment (or what improvements are planned for the area).   If there is a discrepancy, don't be afraid to ask your real estate agent to pull comps for you!

RELOCATING TO THE TRIANGLE? Have you thought about where you'll be banking? 

When we first moved to the area, my husband and I didn't even think about needing to switch banks. But, once we realized that our current bank wasn't located in Raleigh, we started looking for a new bank.  We had no idea what banks were available or how many branches each of the banks had - we just knew that we couldn't deposit a paycheck or write a check until we set up an account with a local bank!

Relocating to Raleigh - Suntrust BankSuntrust Bank - Raleigh

North Carolina is known for its pottery, especially in the Seagrove area.  If you've ever looked at beautifully painted and glazed bowls, vases, and knick knacks and thought "I wish I could do that", well, maybe you can!

Pottery Camp in Clayton, NC offers some unique classes, including Ladies Night, Family Night, Kids Day Camps, and much more. 

The event that I'm thinking of trying is the Ladies Night.  If you want something fun and different to do with your girlfriends (or a "Moms Only" escape while the Dads watch the kids), check this out. 

First Thursday of every month, bring an appetizer and drinks (Margaritas are even fine!), and sit down with your best friends to create and paint some unique items.  There's even 10% off studio fees.  Come back in 4-6 days, and pick up your permanently fired creation

"Since all of our staff has varying degrees of art education including drawing and painting with concentrations in ceramics and clay handbuilding, we can help you discover your artistic side (even if you think you don't have one)," said TC Hyatt, who owns Pottery Camp. 

TC Hyatt and her husband Mike have lived on the family farm in Clayton for the past 25 years.  "We love that Clayton has flourished in the past 5 years but we realized that Clayton needed more family activities and an expanded offering of art classes.  Opening Pottery Camp was our chance to introduce different art activities to community churches, homeschoolers and mom's clubs, girl/boy scout troops, senior groups and other organizations."

Pottery Camp has over 300 different bisque pieces to choose from, including:

  • Gifts like boxes and banks, dragons, soccer, and more
  • Dinnerware, including plates, bowls, coffee cups, and platters
  • Handprints and footprints

Pottery Camp Clayton NC Birthday Events Painting ClassesOr have a unique birthday event!  The party area can accomodate 12-15 painters.  This sounds like a great party for preteen girls, but I'm betting there are some boys that would love to paint the assorted dragons and dinosaurs available.  You can even special order something that's perfect for your birthday boy, girl, or spouse.   

Prices seem pretty reasonable.  Classes start at $20.  Studio fee for basic painting, glazing, and firing is half the cost of the bisque item. 

And bisque items range from $2-$60, so there are lots of choices.  Party fees are only $10 per person, plus cost of bisque, and party events include balloons, plates, napkins, cups and utensils.

After seeing this wonderful shop, I'm just brimming with all the projects I could be doing here! 

"Once you've painted in our studio, you'll be hooked!" said Hyatt.  "We have "regulars" that come and paint weekly and they've become part of the Pottery Camp family!  One "regular" liked coming so much that she started volunteering several days a week."
