PCS orders for Fort Bragg can be just as stressful!  Cindy Jones has put together extensive information around the HAP Homeowners Assistance Program.

A sure sign of spring in Northern Virginia is the steady stream of PCS orders military families are receiving to head to their new duty station.  So far this year military families I am working with are heading around the world including Okinawa, Hawaii, Thailand and the more “usual” spots of FL, GA, SC and OH.

This year’s PCS orders bring a different level of stress than in former times.  Families who purchased a home when they arrived 4 or 5 years ago now are faced with a home that has lost value.  Deciding whether to sell or rent their home becomes a difficult decision.

For military families who purchased (or contracted to buy) their home prior to July 1, 2006 the Department of Defense Homeowners Assistance Program (HAP) is one solution that can help.  Designed to help offset the costs and loss associated with selling your Northern Virginia home in a down market the program is working well to help ease the pain of selling.

The program does have requirements and guidelines to follow including filling out the application available on the USACE website, a ratified contract and a loss of value of at least 10%.  In our area there has been no problem in meeting the loss in value criteria.  Homes MUST be sold for fair market value, no accepting low ball offers and due to a limitation of funding the deadline for PCS orders is now September 2010.

The best news would be if Congress authorized additional funding to change the dates associated with the HAP program.  However in the meantime any military member with PCS orders leaving the Northern Virginia area and selling their home needs to start the process.  With the huge influx of applications the real estate specialists in Savannah (supporting the Northern Virginia Region) are slammed with files.

Military Support Groups - Fort Bragg NC - Raleigh Relocation PackageThe YMCA Military Outreach Initiative offers respite child care services for children whose parent or guardian needs temporary respite from their role as primary caregiver in the absence of a deployed spouse. The care is intended for children who are infants (or youngest age permitted at the participating YMCA) up to 12 years of age (or oldest age permitted at the participating YMCA).

Eligible military families and personnel include:

  • Families of joint deployed Army National Guard and Reservists of all military branches
  • Families of Active Duty Independent Duty personnel
  • Relocated spouses and family members of deployed Active Duty personnel
  • Families of deployed Active Duty personnel, who are geographically dispersed outside a 30-mile radius from a military installation.

Wounded Warrior Project

The mission of the Wounded Warrior Project is to honor and empower wounded warriors.

  • To raise awareness and enlist the public's aid for the needs of severely injured service men and women,
  • To help severely injured service members aid and assist each other, and
  • To provide unique, direct programs and services to meet the needs of severely injured service members.

TAPS

TAPS provides ongoing emotional help, hope, and healing to all who are grieving the death of a loved one in military service to America, regardless of relationship to the deceased, geography, or circumstance of the death. TAPS meets its mission by providing peer-based support, crisis care, casualty casework assistance, and grief and trauma resources.

House Extends Tax Credit to Active Military for One More Year

Military Tax Credit Extended?  Fort Bragg NC New HomesWe work with many veterans and military families through the "Stanton Homes for Heroes" program and the Veterans History Project - this is great news.  Hopefully the Senate will pass as well.

Military families often have to put their home buying plans on hold as they are deployed or transfered.  Good to see the House of Representatives working to support them! 

Via Nicole Lahti, Austin Texas Mortgage (United Lending):

Yesterday the House of Representatives unanimously voted to extend the $8,000 first-time home buyer tax credit to active military personnel, foreign service and intelligence officers.  HR 3590 extends the existing tax credit to this group until November 30th, 2010.  The bill now goes to the Senate, and is expected to pass with the same ease.

The bill was introduced by Rep. Charles Rangel (D-NY) because it was thought that military personel serving oversees this year did not have the same opportunity to take advantage of the tax credit.  If the original qualifications are met, the extension applies to military personnel who spent at least 90 days of the current calendar year oversees.  It also does not require borrowers to payback the tax credit if they are deployed after receiving it.  The current tax credit requires borrowers payback the tax credit if they do not occupy the home within three years of receiving the tax credit.

No word yet on whether the $8,000 tax credit will be extended for all eligible borrowers.

BRAC Hiring Begins at Fort Bragg, NC!

Work to Begin on BRAC Realignment Construction

First Job Fair Thursday March 12th

Hensel Phelps Construction Company has posted the first of thousands of job openings that will be required to complete BRAC work over the next three years at Fort Bragg. 

What is BRAC? "BRAC" is an acronym that stands for Base Realignment and Closure.  It is the congressionally authorized process the Department of Defense has previously used to reorganize its base structure to more efficiently and effectively support our forces, increase operational readiness and facilitate new ways of doing business.  BRAC will cause Fort Bragg NC (an hour south of Raleigh) to expand significantly. 

Construction will begin on a new $286 million building, which will be the new Headquarters for Forces Command and Army Reserve Command.  The commands are relocating to Fort Bragg as part of the Base Realignment and Closure Plan.  Officers and civilians have been planning for their relocation to Fort Bragg from other locations. 

A job fair will be held on Thursday March 12th to fill positions.  Job titles include:

  • Concrete Carpenters
  • General Construction & Concrete Laborers
  • Commercial Concrete Carpenter Foreman
  • Equipment Operators
