July is Parks and Recreation Month, and the National Recreation and Parks Association is sponsoring a "Rock Your Park" promotion.

As part of this promotion, the Garner Parks, Recreation and Cultural Resources Department is organizing a flash mob during the Independence Celebration on July 3 at Lake Benson Park.

A flash mob is a group of people that suddenly assembles in a public place, performs for a brief time and then disperses.

The performance will be set to the Miley Cyrus song "Party in the USA" and will utilize red, white and blue umbrellas as props. The dance will occur sometime between 6:30 p.m. and 7 p.m.

New Home inventory in Southeast Raleigh NC was down 32% in December 2009 versus December 2008.

New Home Listings by Price Point in Southeast Raleigh NC

  

 

There were fewer new home listings in Southeast Raleigh NC in every price point - the only exception was new condos, which increased by eight units. 

There were 21 single family homes were listed in the Garner NC/Southeast Raleigh area under $150K, making Southeast Raleigh NC one of the more affordable areas in Wake County.  There were also 32 new homes listed between $150-199K. 

The $200-299K, $300-399K, and $400-499K price ranges all had significant percent reduction of Southeast Raleigh NC new home choices - from 60 homes in December 2008 to only 31 homes in December of 2009.

Garner NC area new homes in the $150K and under range saw a 46% reduction in inventory levels, from 39 to 21 new homes.

Garner NC area new homes in the $150-199K range saw a 47% reduction in inventory levels, from 60 to 32 new homes.

 Overall New Home Listings in Southeast Raleigh NC - December 2009   

 In third quarter 2008, there were 205 new homes listed in Southeast Raleigh NC.

In third quarter 2009, there were only 139 new homes listed in Southeast Raleigh/Garner NC.

Builders are building fewer "speculative" homes, and more home buyers are opting for completely custom packages, in every price point (which means the homes are not listed, but completed to the buyers exact specifications). 

On the bright side, if you're looking for a new home, there are many more choices of available lots in Garner/SE Raleigh NC, so it is easier to match up your floorplan, budget, and location (browse available communities here). 

What Price Points are getting the most showings in Southeast Raleigh?  

 

 

If you're looking to purchase in these price points, you'll have more competition for your new home.

$150-199K new homes in Garner NC area saw the most overall showings - 32% of all showings were for Garner new homes in this price point, while only 23% of inventory was in this price point.

Condos in Garner NC saw a surge in interest, with more than 4 times the number of showings as seen in September 2009.

$300-399K new homes in Southeast Raleigh were also very busy.  These homes represented 12% of the available new home inventory in Garner NC, but saw 19% of the Garner new home showings.

In September 2009, Garner new homes had a total of 94 showings.  In November of 2009, Garner NC new homes saw 124 showings.  Showings in November were up 32% to September, in a time of year that is typically much slower.

New Home inventory in Southeast Raleigh NC was down 42% in third quarter 2009 versus third quarter 2008.

New Home Listings by Price Point in Southeast Raleigh NC

 

 

There were fewer new home listings in Southeast Raleigh NC in every price point - the only exception was new condos, which increased by two units. 

There were 21 single family homes were listed in the Garner NC/Southeast Raleigh area under $150K, making Southeast Raleigh NC one of the more affordable areas in Wake County.  There were also 32 new homes listed between $150-199K.

 In third quarter 2008, there were 248 new homes listed in Southeast Raleigh NC.

In third quarter 2009, there were only 144 new homes listed in Southeast Raleigh/Garner NC.

$300-399K new homes in Southeast Raleigh saw the second most showings, with each new home, on average, seeing two and half times as many buyers as overall new homes in the area.  Might be a little more competition between buyers in this price point!

Garner Inventory Down Nearly 20% From 2008

Easier to Buy A Garner Home in 2009

Why?  Because there are fewer homes to look at!  That means fewer top choices to pick between, which can make the buying process a little easier. 

Here's the April 2009 Inventory Levels, by price point.

As you can see, inventory is down significantly in every Garner NC price point but the 0-149.9 (which is level), and the Condo/Townhouse category, which has increased from 26 to 41 listings. 

This gets even more dramatic when looking at a percentage basis:

In April 2009, we see dramatic inventory decreases starting at the $150K price point and continuing across all other price points in Garner NC.  The selections are actually getting thinnest above $300K. 

Total Garner NC inventory is down by 17% in April 2009 vs April 2008.

Surprising, since first time homebuyers have been increasing in the market - would have thought the lowest price buckets would see the highest inventory declines.

But this could also be a reflection of fewer homes being built in other price points.  It's now more likely that a homebuyer will select their new home and then break ground, rather than choosing from a variety of "already completed" new homes.

Buying a Home in NC | Types of Hardwood Floors 

Home buyers see long lists of features in marketing materials.  But how do they know what the words really mean, in terms of functionality and value?

Hardwood Floors

Until recently, hardwood floors were found only in high-end homes.  Now homebuyers find "hardwood" a common word in marketing materials and home descriptions. 

Advances in wood flooring during the past few years means that you can now have wood anywhere in your home.  However, buyers should be aware of the different types of wood and hardwood floors. 

Solid Flooring

Solid wood flooring refers to anything that consists of one piece of wood from top to bottom.  Most often 3/4" inch thick, a solid wood floor can be sanded and refinished over several generations of use, making this an extremely long-lasting flooring.

Oak and maple are most commonly used, but ash, hickory, and a variety of exotic woods are also available.  Custom builders often include at least several rooms with solid or engineered hardwood floors. 

Engineered Flooring

Still most often referred to as hardwood or wood flooring, this wood flooring product consists of layers of wood pressed together. Because grains run in different directions, it is more dimensionally solid wood.  If the top layer is thick, it is possible for the flooring to be sanded and refinished, multiple times depending on the thickness. 

Site Finish vs. Prefinish

Solid or engineered wood floors can have stain and varnish applied in several ways.  The most premium is "site finish".  Unfinished hardwood is installed in the home.  The buyer or builder chooses a stain color, which can be customized at the time of application by mixing one or more standard colors together.  This stain and a final coat of varnish is then applied to the floor over a period of 3-5 days. 

Pre-finish is another choice - with this method, the individual pieces are pre-stained and varnished, then installed in the home.  This process is quicker and less expensive, but with today's production standards can be even higher quality than site finished.  Some manufacturers offer a 50 year warranty, and apply up to 12 coats of verathane.  Both methods create great looking floors. 

Wood Laminates

Wood laminates consist of a plywood base covered with a layer of veneer.  Plies and thicknesses vary, but three-ply, 3/8 inch flooring is most common (compared to ¾ inch for solid hardwood).  The veneer topping of wood laminate floors (commonly 1/8 inch thick) can be sanded and refinished 3 times, at most.  Most manufacturers have 5-year finish warranties.  

Laminate wood flooring can be a great way for a first time home buyer to experience the benefits of a wood floor.  It's a low-maintenance alternative to carpet, and great for pets. 

Synthetic Plastic Laminates

Usually ½ inch thick, plastic laminate flooring consists of a fiberboard center wrapped in top and bottom layers of high-pressure laminate - a tougher version of the same material used in many kitchen countertops.  These floors cannot be sanded or refinished, so they must be replaced when they wear out rather than refurbished. They usually come with 10 or 15 year manufacturer warranties.  These laminate floors are very tough - they hold up very well, even under heavy traffic and dog claws!  Because they are inexpensive and last 10-15 years, even if they eventually need to be replaced the long term cost is low. 

Making Your Choice

Another point to consider when comparing laminates with real wood:  Real wood has variations - no two pieces are ever quite the same, which is part of the charm of a real wood floor.  Look closely at a laminate wood floor and you'll see that the "wood grain" repeats itself - because laminate flooring is actually a kind of "photograph" of real wood carefully applied to a wood composite. 

Laminates don't sound quite the same as real wood either, when they're walked upon - listen closely on your next home walk through, and see if you can tell the difference. 

 

Where You'll Find Hardwood Floors

Most custom homes have solid or engineered wood flooring in at least some rooms.  Many production homes offer laminates or wood flooring as upgrades in place of carpet.  Buyers should choose the type of wood flooring that they feel will make the most sense, from an asthetic view as well as from the cost of the floor over the life of the home.  Solid or engineered hardwood floors cost more upfront, but are likely to last the lifetime of the home with proper care. 

Laminates will most likely need to be replaced at least several times over the life of the home, but can be lower cost and allow buyers a low-maintenence alternative to carpet.  Buyers should ask their builder and/or real estate agent exactly what kind of flooring is standard in their new construction home, and if not hardwood, decide whether to upgrade or not.
