When were property values last adjusted (assessed)?

Wake County reassessed property values on January 1, 2008.  Many homes saw an increase of value, particularly since it had been 8 years since the last reassessment.

How Much are 2010 Property Taxes in Holly Springs?

If there's a particular home that you're considering, you can go directly to the Wake County Tax Records site, type in the address, and see the assessed value of the property.   Wake County is not noted for 100% accuracy in assessing the values of property, so what you see may be either higher or lower than the asking value of the property.   If there is a discrepancy, don't be afraid to ask your real estate agent to pull comps for you!

Holly Springs Area New Home Inventory Down 39%

Homebuyers have fewer choices - New Home Listings Down Significantly

Looking for a new home in Holly Springs, Fuquay-Varina, or southwest Cary NC?  Thinking the choices have gotten a little thinner?  You're right....

New Home inventory in Holly Springs Area and Southwest Cary was down 39% in November 2009 versus November 2008.

New Home Listings by Price Point in Holly Springs/SW Cary/Fuquay Varina

There was less Cary/Holly Springs/Fuquay Varina new home inventory in every price point except for the million dollar plus range, which increased from 6 to 10 homes. 

No single family new homes were available under $150,000 in Cary/Holly Springs/Fuquay Varina.

The $500-599K price range had the most significant reduction of Holly Springs Area new home choices - from 47 homes in 2008 to only 23 homes in third quarter 2009, a new home inventory reduction of 51%. 

Holly Springs area new homes in the $600-799K range saw a 46% reduction in inventory levels.

And new home listings in the $400-499K price range saw a 45% reduction, from 88 homes to 48 homes, while Holly Springs area new homes in the $300-399K price range saw a 43% reduction in available homes, from 133 homes to 76 homes. 

Overall New Home Listings in Cary/Holly Springs/Fuquay Varina November 2009

On December 1, 2008, there were 602 new homes listed in the Holly Springs Area Southwest Cary area.

On December 1, 2009, there were only 366 new homes listed in the Holly Springs Area Southwest Cary area.

Builders are building fewer homes, and more home buyers are opting for completely custom packages, in every price point. 

What Price Points are getting the most showings in Holly Springs Area and Southwest Cary?

Showings in November 2009 were UP 7% to showings in September 2009.  We normally see a seasonal decline in November.

If you're looking to purchase in these price points, you'll have more competition for your new home.

Holly Springs area new homes in the $200-299K price point were most active in November.  These homes saw 28% of all showings.

$300-399K new homes in Holly Springs/Fuquay/SW Cary area were the second most active.  But on a "showings per home" basis, they saw the most competition for new homes.  27% of showings were in this price point, but only 21% of the available new home inventory is in this price range.

More than 1200 Holly Springs residents responded to an Economic Development Department survey, and told the town what they'd like to see.

Continued commercial growth in Holly Springs is strongly desired, and new shopping centers popping up at the corner of Sunset Lake Road and Holly Springs Road by Harris Teeter, at the intersection of Holly Springs Rd and Main Street by Walgreens, and at the intersection of Avent Ferry Rd and NC-55 are all a sign of the thriving growth in Holly Springs.

Here are some of the highlights of the survey:

- 75% said it's very important to make purchases in Holly Springs and support local businesses.

- 98% said drive time is very important when deciding where to shop

- 60% said there is not currently enough shopping in Holly Springs

- Strong support was given for "non-chain" restaraunts, particularly of varieties other than pizza.

- Target was most frequently mentioned as a desired business.  Plans for a Target have been approved, per the Town of Holly Springs!

To begin with, it's got the coffee the name implies - espresso, macchiato, cappuccino, latte, an=mericano, house, chai latte, black tea and steamers - with a flavor/mocha shot if you need an extra boost.

We sat at a table in the next room to eat the treats, and that's where the surprises got even more interesting.

There's a fireplace, which looked like it would be really cozy on a chilly evening. There were couches, a bar, and a patio area beyond.

There were paintings on the wall for sale, by local artists - bring the local business connection to an even higher level.

And there was even a bookcase full of board games, in case we wanted to spend a couple of hours lounging around. I found out they even have live music a couple of times a week!

I have my eye on one of those pictures. And I'm definitely coming back for more. With the kids - but I think it would be fun to go there in the evening with my husband just so sit and listen to music. Although he will probably want to pull out the Monopoly!

Holly Springs Offers Free Summer Concerts

"Summer at the Springs" near Downtown Holly Springs

Every second and fourth Friday through September, Holly Springs NC features a free summer concert on the lawn at the Holly Springs Cultural Center. 

This concert series is sponsered by Rex Healthcare.

The concerts start at 7 pm.  Bring a blanket or a chair - snacks and drinks are fine, or you can also purchase drinks inside the Cultural Center.

Holly Springs NC 4th of July Events 2011 | Indence Day Celebration Fireworks and Music

Enjoy an old-fashioned Independence Day celebration with fireworks and other family fun Sunday, July 5 at Womble Park from 5-9 p.m.

Admission is free and open to everyone.

Free entertainment includes music and inflatable slides and activities for the kids, in addition to the nightime fireworks!  Food will be available.

The Holly Springs Police Department will lead a "bike and wagon" parade, which will circle the baseball fields.  Kids are welcome to bring decorated bikes, or can even decorate at the park using materials provided. 

Other old fashioned family fun will include:

• Crafts for kids
• Potato sack races
• A watermelon seed spitting contest
• Face-painting and other games.
