Looking for a superb corn maze near Raleigh?  Gross Farms is well worth a visit!

Gross Farms has an absolutely huge Corn Maze, along with fields of pumpkins ready to pick.

Located just 4 miles south of Sanford, it's an easy 30-45 minute drive from most Triangle destinations.

The 2011 Corn Maze has three different puzzles, with over 5 miles of winding pathways.   It's noted as the largest in the area, and I believe it!

We visited Gross Farms recently, and had a great time.

The corn stalks are tall and full, and the paths are neat and clean, with plenty of room for strollers for the younger kids.

Farmer Joe is missing, and it appears to be foul play.

This "Clue" game allows elimination of suspects at each well-hidden station throughout the maze.

Young adventurers will discover whether it was the Llama, Goat, Dog, Chicken, Bull, Pig, or Duck who decided to detour the farmer. 

We solved the mystery, but we're not telling!

After the corn maze, the kids couldn't wait to hit the playground area.

This is one of the best playgrounds in the area, with a huge Pirate Ship, a Fort, a Train, and even a toddler tricycle race track, with lots of sturdy tricycles in great shape and ready to roll.

 I'm not sure what it's called, but there's also an excellent trampoline-like jumping activity - it's about 15' wide and 30' long, and Mom and Dad can jump along with the little ones.

Pumpkin Patch at Gross Farms

We had a nice view of the rolling pumpkin patches from the Hay Ride.  

Gross Farms offers one of the better hay rides I've been on too, with a recorded narrative that was interesting and a little easier to hear than some. 

We learned that the Gross family has been farming at this location for five generations, and some cool facts about asparagus and other crops.

The pumpkin crop included some unusual colorings and shapes, and plenty of gourds too.

Pumpkin carvers can choose from pumpkins still in the field and on the vine, or from a nice selection already piled together.

There were several great places for family pumpkin photos too.

Picnic Grounds and Refreshments

Hungry? 

Plenty of options are available!   Here's a photo of their "Jelly Barn" with lots of fresh, local preserves and jellies. 

There's a full concession stand with hot chocolate, snacks, and other goodies.

If you're bringing a picnic, Gross Farms offers two huge, covered picnic areas with nice tables.

And on Saturday when we went, there was also a Chick Fil'A stand on site.

Gross Farms is located 4 miles south of Sanford, NC on NC 87.

From Raleigh: Take US 1 south to Sanford. Take NC 87 South for approximately 8 miles. Turn left onto Pickett Road. The farm is located ½ mile on the left.

From Sanford: Take NC 87 South for approximately 4 miles. Turn left onto Pickett Road. The farm is located ½ mile on the left.

From Fayetteville: Take NC 87 North for approximately 25 miles. Turn right onto Pickett Road. The farm is located ½ mile on the left.

When were property values last adjusted (assessed)?

Lee County, reassessed property values on January 1, 2007.  The next revaluation is scheduled for January 1, 2013. While all North Carolina counties are required to conduct revaluations at least once every eight years, Lee County completes one every six years.

It's not as confusing as it looks.  The tax rates are based on the assessed value of the home, not the asking price. 

Divide the assessed value by 100.

Multiply the result by the combined rate on the right side of the table.

Where Should I Live to Get the Lowest Property Tax Rate?

As you can see, a City of Sanford location will be the most expensive property tax location in Lee County.  Best bargains are in the variety of fire districts outside of city limits, but property tax rates are very similar amongst the fire districts - thus it won't cost much more to live in West Sanford versus Carolina Trace.

Our quiz this week was all about who is eligible for a VA home loan and when. Because the rules for VA home loan eligibility differ according to whether you're active duty, Guard or Reserve, or a surviving spouse of a military member, applying for a first time VA home loan can be a bit confusing at first. Our quiz is designed to take some of the mystery out of VA loan eligibility.


1. I recently enlisted to go active duty Air Force/Army/Navy/Marine Corps. When can I use my VA loan benefit?

The correct answer to this one is C) Once you have served for on active duty for 90 consecutive days. That's the eligibility requirement for applications in times of war. In peacetime, the requirement changes to 181 consecutive days on active duty. You can get more details on VA loan eligibility here.

2. First-time VA loan applicants must:

A) Apply for VA loan eligibility online
B) Apply for VA loan eligibility through a lender
C) Apply for VA loan eligibility by U.S. mail
D) Any of the above

All the above answers are correct--you can apply for a Certificate of Eligibility online, by mail or have your lender help you.

3. Reservists and National Guard members who have never served on active duty are:

The correct answer to this question is B). Guard and Reserve members are required to serve for at least six years before applying for VA loan eligibility.

4. Surviving spouses of those who died on active duty are:

C) Allowed to apply for VA loan eligibility but must apply by mail only. This requirement makes applying a bit less convenient than for military members themselves, but at least the surviving spouse does have the option available.

5. True or False: veterans who have left the military have the same proof of service requirements as those who are still on active duty.

The answer to question five is FALSE. Active duty members must supply a letter signed by their current unit commander or designated representative, while those who have left the military must furnish a copy of their DD Form 214, which shows the member has been discharged from active duty.

Extending the First Time Home Buyers Credit for Military Families

For anyone who has been stationed overseas and hasn't had a chance to take advantage of the credit, the extra 12 months can make a big difference.

Via Cindy Jones-Northern Virginia Real Estate & Military Relocation Services (RE/MAX Allegiance #1 RE/MAX Company in the World):

Extending the First Time Tax Credit for Military FamiliesThe US House of Representatives overwhelming voted to extend the first time home buyers credit for an additional 12 months to anyone in the military who has served overseas for three months in 2009.  In a vote of 416 to zero the bill now has to go the US Senate and the President for final approval.

This extension could give up to 350,000 military families currently deployed overseas unitl November 2010 to take advantage of the current tax credit.  In addition the IRS "recapture" rules will be waived for any service member who is deployed and must sell or rent their home. 

Known as the Service Members Home Owners Tax Act this bill also contains the provision to waive the income tax liability currently in the expanded Department of Defense Homeowners Assistance Program.  

The next step for this bill (HR 3590) is for the Senate Finance Committee to review the bill and hopefully move it to a vote in the full Senate.

This seems to be one time that the US Congress, Senate and President should be able to agree.  Extending the tax credit for our military is the right thing to do no matter what your political beliefs.

How to Get Started in the Fort Bragg and Pope AFB Area

Veterans and servicemembers who have suffered a service-connected disability have access to a government grant to help purchase, retrofit, or build a home that can accomodate their needs. 

The Specially Adapted Housing Grant offers a maximum amount of $50,000, and can be used up to three separate times. 

Here's some of the quick facts, and how to apply for the Specially Adapted Housing Grant in the Fort Bragg/Pope Air Force Base area. 

Specially Adapted Housing - Top 10 Questions - How to Get Started - Fort Bragg and Pope AFB AreaWhich veterans or servicemembers may be eligible for the grant?

The Specially Adapted Housing (SAH) Grant is available to servicemembers or veterans who have a service-connected permanent and total disability, which can include:

A.   The loss, or loss of use, of both lower extremities such as to preclude locomotion without the aid of braces, crutches, canes, or a wheelchair.

B.   Blindness in both eyes having only light perception, plus loss or loss of use of one lower extremity.

C.   The loss, or loss of use, of one lower extremity together with

(1)  residuals of organic disease or injury, or

(2)  the loss or loss of use of one upper extremity.

Item (1) and Item (2) above must so affect the functions of balance or propulsion as to preclude locomotion without the aid of braces, crutches, canes, or a wheelchair.

D.   The loss, or loss of use, of both upper extremities, so as to preclude use of the arms at or above the elbows.

  

How can a veteran or servicemember find out if they are eligible for the grant, and who determines basic eligibility?

The current or most recent VA Rating Decision issued by the Veterans Service Center of jurisdiction establishes the veteran's or servicemember's basic eligibility for a Specially Adapted Housing Grant.  The VA Rating Decision is subject to review and revision.

What other requirements must be filled for a veteran or servicemember to be able to recieve this grant?

 a. It must be medically feasible for the veteran or servicemember to reside in the house.

 b. The house must be adapted to be suitable to the veteran's or servicemember's needs for living purposes.

 c. It must be financially feasible for the veteran or servicemember to acquire the house, with the assistance provided by the grant.

Specially Adapted Housing - Top 10 Questions - How to Get Started - Fort Bragg and Pope AFB AreaHow soon after the injury or incident must the veteran or servicemember apply for a Specially Adapted Housing Grant?  Is there a deadline? 

There is no time limit on the use of the grant.  We have worked with servicemembers who have just been wounded in Iraq, as well as veterans who now have disabilities as a result of actions in the Korean War. 

The grant is "up to" $50,000.  How does that work?  How much specially adapted housing assistance can a veteran or servicemember receive?

An eligible veteran or servicemember may receive a VA grant of not more than 50 percent of the cost of a specially adapted house, up to the aggregate maximum amount allowable by law.  Thus an $80,000 home will only be eligible for a $40,000 grant. 

How many times may a veteran or servicemember receive specially adapted housing assistance?

Public Law 109-233 authorizes up to three usages of grant benefits.  If future changes to the governing law provide for an increase in the maximum grant amount, veterans or servicemembers who have not used the assistance available to them up to the allowable three times may be entitled to the increase in the maximum grant amount at that time.

Are there restrictions?  How may the grant be used?

An eligible veteran or servicemember has the option to use up to the full amount of the grant under any one of the following plans:

Plan (1).  The veteran or servicemember may elect to construct a home on land to be acquired for that purpose.

Plan (2).  The veteran or servicemember may build a home on land already owned if it is suitable for specially adapted housing.

Plan (3).  The veteran or servicemember may remodel an existing home if it can be made suitable for specially adapted housing.

Plan (4).  When the veteran or servicemember has already acquired a specially adapted home (without the assistance of a VA grant), the grant may be applied against the unpaid principal mortgage balance of the home.

 What adaptations are considered necessary for specially adapted housing?

 There are many requirements for a home to be considered qualified for specially adapted housing.  Some may be waived, others may not.  Each situation is to be approved by the Specially Adapted Housing representative through the VA office. 

How To Apply For Benefits

Where does a veteran or servicemember go to find out if he/she is eligible for a Specially Adapted Housing Grant?

Any VA office, but preferably the VA office where the veteran's or servicemember's claim records are located.  A determination will be made as to basic eligibility and whether it is medically feasible for the veteran or servicemember to reside in a specially adapted home.

The process won't be quick, and will require good documentation.  It may take 30 days or longer to have the initial application approved.  Once the grant itself is approved, you and your builder or contractor will need to submit floor plans, drawings, schematics, location of the home, and other paperwork describing the home to be built or changes to be made.  After these are submitted to the VA, it generally takes another 60 days for approval, before construction can begin.
