Thanks for the post. Personally I walways find the niche over the fireplace too restrictive to the next buyer. If their current TV does not fit or they do not want to find art work to place in it is seen as a drawback. Many of my buyers do not want the TV over the fireplace because it is too high for comfortable viewing. I would opt of the typical spot for a photo or picture.
Planning ahead and having the appropriate outlets installed is the key. The new buyer then has the choice to put a flat screen there or cover the outlet with art. Having the option, and not having to do the electrical work is a big bonus...everyone likes choices/options.
K.C. - We allow our custom home buyers to choose any of the three options. The deep recesses were much more popular a few years ago. Most home buyers choose either the slim recess or the flat wall. But it is nice to have a choice!

However, I find the TV in such a location too high for viewing from a seated position in the room.
Nice idea's, personally I believe the TV should be at eye level when watching and so we have paintings, artwork or a mirror above the many fire places.

Brian - you're right, not everyone wants the tv above the fireplace. Another common feature in upper end custom homes in the Raleigh area is a built-in entertainment center next to the fireplace, usually in a recessed nook. This can work well when the fireplace is on an interior wall. Otherwise, the longest wall in the room is usually selected as the location for the cable outlet, so that the homeowner can use a wide variety of entertainment center options.
What a great presentation of fireplace ideas! Fireplaces seem to be falling out of favor with smaller homes.
Yvette - yes, as home builders are working to offer ever more cost effective homes, fireplaces are definitely disappearing. Fireplaces are still very important in the custom home market, though - most of our homebuyers still want to include one.

I have a flat screen above my fireplace. I love it. I often hear people say they are concerned about the TV being too high. It just isn't a problem. However, the room size needs to be such so you can sit a minimum of 10 feet away from the TV.
Tammie - my home has a flat screen above the fireplace too. My great room is probably a little larger than most, but we all can see easily no matter where we are sitting in the room. But everyone has their own preferences!
Great Ideas, you'd be surprised at the shock of my out of state buyers who see fireplaces in Phoenix. I must say that 90% of the are neglected since they're rarely used. This will give me insight to help them upgrade or accent their new homes.

The combing of the two focuses of attention into one spot is definitely a treat for the senses. Watching the fire or the television will keep one engaged. I would make sure that opening on top for the TV could accommodate a 55 incher....thank you Penny for a pleasant post
Good ideas for entertainment center combined with a fireplace. (I sorta cringe when I see pristine white surrounding the fireplace, it looks awfull with a bit of soot).
Good post! Another idea, If you do decide to put your flat screen in the recess, look at buying a piece of art that is larger than the opening. This can be used to hang over the tv on more formal occasions or hide it from prying eyes while you are out!

I have to say I do like the smooth wall look myself. Not everyone is a TV fanatic and some people may not like the niches and alcoves.
Penny--its great that buyers have so many options. We have few fireplaces here, so it makes life a little less complicated.
Raiza - it's a pretty warm climate here in Raleigh, but personally my husband and I use our fireplace at least a couple dozen times during the winter. We have a woodburning model, but most homebuyers opt for gas.
Marge - with those gas models you don't have to worry about soot, or cleaning the fireplace!
