What Are New Homebuyers Concerned About?

One of the most common things homebuyers are looking for is extra storage space. 

Whether it's a larger pantry, a bigger master closet, or simply a convenient place to store coats and shoes, one of the most common changes we make to a floor plan is to find some more places to have belongings organized and readily accessible.

Here's an example.

This particular floor plan gets rave reviews. 

The downstairs bedroom with full bath makes an excellent in-law suite, guest bedroom, or simply a terrific home office. 

The two story family room is very open and the two story foyer just adds to the spacious feeling.

So what's missing?

You may not notice until you move in...

and try to put your coat away.

This is an example of a very simple, easy change that we were able to make. 

If you look at the original floor plan, you'll see that the entrance to the small hallway leading to the downstairs bath and bedroom was right on the corner of the foyer wall with the niche. 

By extending that wall about two feet back, we were able to make space for a nice coat closet, convenient to the front door.

Instead of having a small hallway, the study/bedroom doorway now opens directly into the room, with no loss of usable space.

Below, you can see the closet that was worked into the hallway. 

And the only additional cost? 

Because this change was decided before construction began, cost was very minimal.  One interior door, one wire shelf, some trimwork, and a small bit of additional labor.

Karen - Great question.  Homebuyers bring us plans from any of thousands of architects.  Sometimes the original architect may have had something else in mind - we don't always know what the original intent was!  In this case, there is a coat closet, but it is next to the kitchen.  We kept the original closet, but added this because our client wanted something close to the front door as well.

Dana - Sometimes it takes a combination of a lot of creativity and experience to find solutions.  Some changes require engineering and some do not - I leave all of that to the builder to determine!

Leesa - Having a bedroom with a full bath on the 1st floor is certainly a plus in any home - there's so many uses for them.  But those wishing to build on their own lot will need to make sure that the septic rating is sufficient.

Lorrie - Almost every plan can be changed just slightly to better match what the homeowner wants.  This was definitely one of the simplest fixes we've been able to provide!

Cheryl - Let me just say these are only "easy" if decided before construction begins - and you will want to work with a custom builder if you're thinking of deviating from a standard floor plan.  But there are many custom builders who can and will make these kinds of changes - and there are at least a good handful that will make them at a very low cost.
