Marbles Museum is the perfect place for parents and kids to learn and play together through dozens of interactive exhibits.

With two floors full of activities and galleries, you will not be able to experience the entire museum in a single day.

Exhibits emphasize imagination, interaction, expression, and exploration.

Let your children learn to run a restaurant counter, grocery store, farm, pizzeria, bank or post office.

Each of these areas contains realistic, children-sized props and materials.

Kids love to play on each of the museum's vehicles, including a fire truck, train, ambulance, bus, and car.

Become a pirate or submarine commander in the indoor/outdoor water zone.

Kids who want to be Broadway stars can play in the costume dress up area, complete with mirrors and a stage.

Dig in the dirt of the museum's real garden.

Create something new in the arts and crafts center, filled with opportunities to color, paint, draw, and sew.

Race cars on the track. Grab some tools and become the next "Bob the Builder." Wind down the day with a story from the reading area.

Marbles Museum also offers summer camps, over-night "Camp-Ins," and birthday party packages. A 3-D Imax theater is also on site.

Museum admission for adults and kids is $5. Memberships and group pricing are available in various options.

He moved to the Raleigh area, and opened Falls River Books in Raleigh, located in the Falls River Town Center.

"The Raleigh economy is very good for entrepeneurs," said Steven. "For people who are willing to take a few risks, Raleigh is the right place to start a business. Our goal is to be very involved in the community, and we can do that here."

Operation Paperback collects gently used books for our troops serving overseas. Our Armed Forces servicemembers are very glad to escape into a good book at the end of the day when they are serving far from home. North Raleigh Farmers Market

Falls River Books is actively involved in the non-profit North Raleigh Farmers Market. Steven does all the website work for this community resource, and his Durham store manager also serves as the Farmers Market manager. Stop by and pick up some local produce from more than 20 area farms.

Sweet Tea Cafe

ArtsTogether is Raleigh's only nonprofit multi-arts school, located in downtown Raleigh across from St. Mary's School. ArtsTogether has been offering a wide variety of dance, theater, art, and music classes for ages 3 to adult since 1983.

In addition to its regular classes, Arts Together also sponsors The Rainbow Dance Company, a multi-age modern dance company.

How Much Will I Pay in Property Taxes for My New Hillsborough, Chapel Hill, or Carrboro Home?

That's a very common question when considering purchasing a home in Orange County NC.

Orange County holds Chapel Hill, the third corner of the Triangle - which consists of Raleigh, Durham, and Chapel Hill. Orange County is divided nearly in half by Hwy 40, which runs east/west between Raleigh/Durham and Greensboro. Mebane and Hillsborough are "middle ground" points between the two areas. Chapel Hill and Carrboro are on the southern side of the county, just north of Chatham County. Find out more about Orange County here.

If you're considering relocating to Orange County, you may have a Chapel Hill, Carrboro, Hillsborough, Mebane, Durham, Cedar Grove, Schley, Caldwell, or Carr street address.

Find Out What District Your New Orange County Home is Located In

Ask your real estate agent what fire district or town the property resides in. If there's a particular home that you're considering, you can go directly to the Orange County Tax Records site, type in the address, and see the assessed value of the property, as well as the tax rate.

This chart shows the 2010 Orange County property tax rates. The 2010 fiscal year begins in July 2010, and runs through June 2011. If you are relocating to a home inside a town, the tax rate will be higher. If your new home will be outside of town boundaries, the tax rate can be extremely low.

The county rate gets combined with either the fire district rate or the town rate, depending on where the home for sale is located.

OK - But What Will I Actually Pay in Chapel Hill, Carrboro, or Hillsborough Property Taxes?

What do all those little numbers mean? It's actually not as hard as it looks.

Take the assessed value of the property.
Divide by 100.
Multiply by the tax rate.

This will give you the yearly tax amount, per 2010 fiscal year rates.

And just to give you an idea, here's a table of sample yearly tax payments for different sample assessed home values.

Orange County has some of the highest property tax rates in the Triangle area. There is no guarantee that tax rates will remain the same - check the Orange County Property Tax page for most recent information.

As you can see, Chapel Hill School Districts inside city limits are some of the most expensive places to live in Orange County NC.

When looking at properties, don't take the "city" address for granted - you could be in a different county, with different tax rates, depending on where exactly the property is located.

How Do I Find Out the Assessed Value of My Chapel Hill or Hillsborough Home?

If there's a particular home that you're considering, you can go directly to the Orange County Tax Records site, type in the address, and see the assessed value of the property.

What if the Assessed Value of my Chapel Hill or Hillsborough home is Different From the Sales Price?

If there is a discrepancy between the assessed value and the asking price of the home or lot, don't be afraid to ask your real estate agent to pull comps for you. Assessed values are not always aligned well with market values, as assessments are often made several years apart.

Want to become more involved? The Raleigh Little Theater accepts volunteers and offers classes and workshops for kids, teens, and adult. Currently, adults age 16 and older can register for "Acting with an Accent", which will teach dialectical differences in American Southern, New York, Standard British, Cockney and Irish accents.

A year-round Youth Education Program is available to kids starting at age four. Kids will learn skills such as improvisation, projection, and storytelling.

Laundry Room Universal Design Ideas

Making the Laundry Room Enjoyable for Everyone

As founding members of the 50+ Housing Council in Raleigh, we enjoy sharing universal design ideas with top new home builders and interior designers in the Raleigh area.

The laundry room can be a forgotten area of the home - but here are some universal design ideas that will make your new home's laundry room enjoyable and easy to use, no matter who wants to help with the wash.

Laundry Spaces - Easy to Use Laundry Rooms

A universal design home is safe, easy to access, and comfortable. Whether you're planning to be in your new Raleigh home for a few years or for the rest of your life, implementing universal design at the beginning of the process will save money and give you a more versatile home, for everyone to enjoy.

Where is the Laundry Room?

The location of the laundry room should be carefully considered. In a two story home, it can be very convenient to have the laundry room upstairs, close to the bedrooms for easy access.

But in a main floor master suite home, it may be best to keep the laundry room on the first floor, and eliminate the need to climb the stairs multiple times on laundry day.

Is the Laundry Room Big Enough?

A universal design laundry room should ideally be large enough so that anyone can use it, with or without a mobility device.

Plan to include wide doorways (ideally 36"), and a 5 foot diameter open space in front of the washer and dryer if at all possible. In the plan to the right, it's easy to substitute a 4" wider doorway for the 2-8 door drawn.

Not enough room for a large laundry? A hallway closet laundry can still work well, if the hallway is wide enough, and the closet doors should open in a way that still allows access and room to move.

What about the Washer and Dryer?

Front loading washers and dryers are becoming much more popular. Front loaders can easily be loaded and unloaded while seated.

But a standard front loading washer and dryer may still require excessive bending.

Consider having your builder add a 12"-15" platform under the machines, or purchase models that have matching pedastals to raise them above the floor. This Whirlpool set in red has optional matching pedastals.

Room to Fold in the Laundry Room

Many of today's laundry rooms are large enough to include a small countertop area. Instead of installing a standard height countertop, choose a 28 to 30 inch height countertop, with knee space below. You'll be able to pull up a chair to fold and sort, instead of standing.

Laundry Room Lighting

Laundry rooms don't often include windows, so think carefully about the amount of light you'll need.

Consider motion detector lighting, for when you enter and leave with your arms full. In a room with workstations, think about adding under cabinet lighting or other supplemental lighting. Flexible track lighting can be another great accent, particularly in a multiple use room.

Laundry Room Flooring

Choose a flooring that's easy to clean, and water resistant. Cork flooring can be considerably more expensive than most standard types of flooring, but a laundry room is a comparitively small space and may be a great room to consider for cork. Cork is comfortable to stand on when ironing, and naturally water resistant.

A little planning ahead can make a BIG difference. Look for a new home builder experienced with universal design, and willing to be flexible enough to meet your goals. More in Stanton Homes' special "Universal Design" series coming soon!

New Appraisal Guidelines from Fannie and Freddie 6-30-2010

Having an appraiser that actually understands the property you intend to purchase (or sell) makes a big difference! Whether you're considering buying or selling a home in the Raleigh/Fort Bragg area, these changes will make the process less stressful. On February 15, 2010 The Federal Housing Administration adopted new appraisal guidelines that include "geographic competency" requirements. Effective June 30, 2010 Fannie Mae adopted similar requirements, a move that we think is important.

The HVCC ruling came from NY Attorney General Cuomo and it is intended to protect appraisers from coercion from lenders. Since May of 2009, large banks have been using the HVCC (Home Valuation Code of Conduct) as a way to create "revenue" centers. Because the ruling prohibits lenders to SPEAK to an appraiser (or email, txt whatever) Big Banks set up "companies" that collect (for instance) $450 for an appraisal, and then pay the appraiser $275. Appraisal Management Companies (AMC)are at times, because of their size, working against the system.

Many appraisers refused to do this... and subsequently the Large Banks "hired out" people from 100's of miles away (or more) to do appraisals. My theory is "you get what you pay for..."

In the June 30th memo, Fannie Mae and Freddie Mac agreed that the new rules for appraisals adopted last year need some additional "guidance."

The HVCC does NOT bar Realtors, or other authorized third parties, from requesting that appraisers correct factual errors in their reports, or provide additional information or explanations about the basis for their valuations.

Fannie Mae put lenders on notice that they can only use appraisers who are knowledgeable about the area in which they are being asked to value property, and who have the ability to access records on recent sales in those markets.

Fannie Mae also clarified previous guidance to lenders on the selection and use of comparable sales, saying appraisers must consider a property's condition when choosing to use foreclosure sales or short sales as comps.

The current Financial Reform Bills being debated in Congress create a Consumer Finance over site unit that will blend current National Predatory lending requirements and HVCC - so the CURRENT appraisal system will be out the window on November 1, 2010... but it's unlikely that whatever replaces it will be much better.

With 19 percent of Raleigh-Cary companies planning to hire in the third quarter, the Raleigh area continues to be one of the nation's best job markets. Raleigh, at number 5, is keeping company with El Paso TX, Greenville SC, San Antonio TX, and Washington DC as the top hiring locations for the latter part of 2010.

No. 5 Strongest Job Market: Raleigh-Cary, N.C.

Who's hiring: Transportation & utilities, Information, Finance

Companies planning to hire in Q3: 19 percent
Population: 1,125,827 (+3.2 percent YOY)
Unemployment rate: 8.2 percent
Mean annual income: $43,370

Businesses in the Raleigh-Cary area expect to hire at a healthy pace during the third quarter of 2010, according to the Manpower Employment Outlook Survey. One sector with rebounding employment is IT: A report by staffing firm TEK Systems found the number of IT job openings in Raleigh-Cary in April was up 6 percent from a year earlier. The area is part of North Carolina's Research Triangle, which includes North Carolina State University, Duke University, and University of North Carolina at Chapel Hill. Major employers include IBM (IBM - News), BASF, and GlaxoSmithKline (GSK - News).

Lee County 2009-2010 Property Taxes - How Much are Property Taxes in Sanford NC?

How much will I pay in property taxes for my new Lee County or Sanford home near Fort Bragg?

That's a very common question when considering purchasing a home in Lee County.

If you're considering relocating to Lee County, you may be living in Sanford, Broadway, Cape Fear, Cameron, Carolina Trace, Deep River, Lemon Springs, Northview, West Pocket, or West Sanford.

Find Out What District Your New Lee County Home is Located In

Ask your real estate agent what district number the property resides in. Or click on the link below to enter the address and find out the tax district: Lee County Tax Records site.

This chart shows the 2009/2010 Lee County property tax rates. If you are relocating to a home inside a town, the tax rate will be slightly higher. If your new home will be outside of town boundaries, the tax rate can be lower.

The county rate gets combined with either the fire district rate or the town rate, depending on where the home for sale is located.

OK - But What Will I Actually Pay in Lee County Property Taxes?

What do all those little numbers mean? It's actually not as hard as it looks.

Take the assessed value of the property.
Divide by 100.
Multiply by the tax rate.

This will give you the yearly tax amount, per 2009/2010 rates.

And just to give you an idea, here's a table of sample yearly tax payments for different sample assessed home values.

You can also check the Lee County Property Tax page for most recent information.

As you can see, a City of Sanford location will be the most expensive property tax location in Lee County. Best bargains are in the variety of fire districts outside of city limits, but property tax rates are very similar amongst the fire districts - thus it won't cost much more to live in West Sanford versus Carolina Trace.

When looking at properties, don't take the "city" address for granted - you could be in a different county, with different tax rates, depending on where exactly the property is located.

How Do I Find Out the Assessed Value of My Lee County or Sanford NC Home?

If there's a particular home that you're considering, you can go directly to the Lee County Tax Records site, type in the address, and see the assessed value of the property.

Lee County properties were last assessed in 2007. North Carolina law requires each county to conduct a revaluation at least once every eight years, but some counties assess more often. Lee County is using a six year plan, which means that the next revaluation will occur in 2013.

VA Loan Basics: Eligibility and Entitlement

We have quite a few VA homebuyers in this area. Raleigh is just a hop and skip away from Fort Bragg, and many Armed Forces members choose to retire to this beautiful area too! I found this VA Loan Basics post helpful, and hope you will too.

When an active duty military member or veteran wants to apply for a VA home loan, the first step in the process is to apply for a Certificate of Eligibility from the Department of Veterans Affairs.

The certificate tells the lender two basic things—eligibility and entitlement;

The veteran has served long enough to earn VA home loan benefits.

The veteran has X amount of entitlement to use for the home loan.

Vets and active service members are eligible when they meet certain general rules:

The applicant must have served on active duty in the Army, Navy, Air Force, Marine Corps, or Coast Guard after September 15, 1940.

The applicant must not have a dishonorable discharge.

The applicant must have served at least 90 days or more during wartime or 181 continuous days or more during peacetime.

EXCEPTION:
There is a two-year requirement for those who served

As an enlisted member after September 7, 1980.

As an officer after October 16, 1981.

For all who joined after these dates, VA regulations require;

24 continuous months of active duty military service.

The full period for which called or ordered to active duty, but not less than 90 days (any part during wartime) or 181 continuous days during peacetime operations.

What this basically means is that brand-new recruits and many just out of their basic training and technical school are not eligible for a VA loan…yet. The good news is that a new recruit can begin working on their credit history between the time they join the service and the time they become eligible for a VA loan. When it’s time to apply for a VA home loan, a smart newcomer to the U.S. military will be ready to take the first step with a solid history of good credit—on time payments for at least 12 months and no bankruptcy issues to overcome.

For applicants who DO have eligibility, the second thing the Certificate of Eligibility tells a lender is how much entitlement the veteran or active duty service member has. What does that mean? Answers in my next blog post.
